Systems

The right system for the building, not the one we buy cheapest.

Low-slope roofing is a different trade from residential. What goes on your building depends on the deck, the drainage, the rooftop equipment, and what you need it to do for the next decade.

Single-ply membrane

TPO and similar systems — a reflective, heat-welded membrane that suits most flat commercial roofs and reduces cooling load on the building.

Modified bitumen

Multi-ply asphalt systems for roofs with heavy foot traffic, complex penetrations, or where a torch-free application is needed.

Metal and standing seam

For low-slope and pitched commercial structures where longevity and wind performance matter more than up-front cost.

Repairs and coatings

Not every commercial roof needs replacing. Targeted repair or a restoration coating can buy real years on a roof that's structurally sound.

What happens next

Your roof, step by step.

Five steps, and you decide at every one of them.

  1. Call us or request an inspection online

Tell us what you're seeing — a leak, missing shingles, an insurance letter, or just a roof you know is getting old. We'll set a time that works around your schedule.

  2. We inspect the roof and document what we find

An estimator walks the roof, photographs the condition, and checks the things homeowners can't see from the ground: flashing, valleys, pipe boots, decking, ventilation.

  3. You get a written estimate you can actually read

Line by line, in plain language, with the photos attached. If the roof has years left in it, we'll tell you that instead of selling you a new one.

  4. You decide — no pressure, no same-day-only discount

Take the estimate to your spouse, your insurer, or another contractor. A real roof is a big decision and a good estimate survives a second opinion.

  5. We schedule, install, and clean up like we were never there

Materials staged, landscaping protected, magnet rolled over the whole property for nails. A final walkthrough with you before we call it done.

Planning

Repair, restore, or replace.

The three options every facility manager is choosing between, and what each one really buys you.

What we check firstLeak source, flashing, drainsCore samples for trapped moistureDeck condition and insulation moisture

We'll core-sample before recommending a coating. Sealing moisture inside a roof assembly turns a repair into a tear-off two years early — that's a check worth insisting on from any contractor.

Free inspection

Not sure what you need yet?

That's what the inspection is for. We'll walk the roof, show you photos of what we find, and give you a written estimate — with no obligation and no pressure to decide on the spot.

Questions

Straight answers.

Can you work outside our business hours?

Yes. Most commercial work gets phased around operating hours — nights, weekends, or section by section — so your entrances stay open and your customers never notice.

Do you carry the insurance our landlord requires?

Ask for our certificate of insurance and we'll have it sent directly from the carrier, with your entity named as required. That's standard and you should require it from any bidder.

Can you provide references from similar buildings?

Yes — ask for references on buildings comparable to yours in size and system type when you request the bid.

What about our rooftop HVAC units?

They get worked around and re-flashed properly. Curbs and penetrations are where flat roofs leak, and they're the first thing our estimator looks at.

Do you offer maintenance programs?

Scheduled inspections catch small failures before they become interior damage and insurance claims. Ask us about setting one up for your property.
